I also work in the real estate industry and thinking back about the whole experience, it is readily apparent that their philosophy is simple: provide all the information to the client, let them make their own informed decisions, and make the process simple and stress free. Our agent, Lori, came highly recommended from a retired 45+ year broker/developer friend from Eldorado County, so we expected her to be good, but she turned out to be truly excellent. Her knowledge of the market and insight into buyer expectations absolutely helped us maximize our net proceeds. Ingram & Associates scheduled all the inspections (pest, fire, well & septic) and they have numerous trusted connections that handle all types of repairs, painting, cleaning, landscaping and defensible space work, all of which provided quality service for a fair price. They met the various workers and inspectors on-site and frequently stopped by to monitor progress and ensure that all work was up to standards. We were kept informed on all fronts throughout the entire process, with quick updates via text or email, or by phone when necessary. Before listing , Lori toured the entire property and pointed out items that needed attention, like paint, cleaning, yardwork, and made recommendations on what to just leave alone. Her knowledge of the market helped us set a realistic asking price, but when it didn’t sell after several months, we assumed that we would need to reduce the listing price. To the contrary, she was adamant that the asking price was fair and that it would just take a little more time to find the right buyer. She used the feedback from the showings to formulate a revised listing strategy, which involved modifying the property description, and a buyer presented a strong offer shortly thereafter. Lori then worked efficiently with her transaction coordinator, the buyer’s agent, and the escrow company, which resulted in a closing process that was easy and quick. Bottomline is that it really felt like Ingram & Associates had our best interest in mind at all times and was willing to take the additional time, and make the extra efforts, to help us get what the home was worth. The sound advice against making unnecessary improvements was greatly appreciated.
